I want to dispel a few of them for you today.&lt;br /&gt;&lt;br /&gt;1- You have to have 700 credit scores to get a home loan.&lt;br /&gt;&lt;br /&gt;FALSE! 580 is the minimum credit score to get a home loan.&lt;br /&gt;&lt;br /&gt;2- You have to have 20% down.&lt;br /&gt;&lt;br /&gt;FALSE! The minimum a homebuyer has to have to get a home loan is 3%. If they qualify for THDA, CNE, VA, or Rural Development, they can get in for no money down.&lt;br /&gt;&lt;br /&gt;Note: Starting January 2009, the minimum will be 3.5%.&lt;br /&gt;&lt;br /&gt;3- Banks are out of money and you can’t get home loans.&lt;br /&gt;&lt;br /&gt;FALSE! There have been a lot of loan program changes but buyers can still get loans.&lt;br /&gt;&lt;br /&gt;Note: We are a mortgage lender, not a broker. We lend our own money. Brokers use different banks for their loans and that can be a problem in today’s market.&lt;br /&gt;&lt;br /&gt;4- When the Fed cuts rates, mortgage rates drop.&lt;br /&gt;&lt;br /&gt;FALSE! The Fed rate is what banks charge when they lend to another bank. This is the shortest term interest rate there is. Mortgage rates are on the other end of the spectrum.&lt;br /&gt;&lt;br /&gt;5- You can’t use an FHA loan to purchase a foreclosure.&lt;br /&gt;&lt;br /&gt;FALSE! Guidelines for FHA appraisals have changed drastically in the last few years.
